Site Layout — every zone, every tower

The Prestige Battersea master plan organises 1,788 luxury residences into high-rise towers on Hennur Road, North Bangalore, arranged around a central landscaped amenity spine. More than 60% of the total site is held as open and landscaped area — green buffers, recreation and civic amenity — with towers positioned to protect cross-ventilation, daylight and privacy between homes.

The campus is planned across seven functional zones: the arrival forecourt and gates, the residential tower cluster, the signature clubhouse core, the aquatics and outdoor sports precinct, the green belt, the kids’ precinct, and a segregated service and utility spine. Towers rise to G+20 to G+24 floors above podium, supported by basement levels planned for parking and services, and are built using Mivan aluminium formwork.

Homes are offered in 2, 3 and 4 BHK configurations from 1,100 sq ft to 2,600 sq ft, with layouts planned for good natural light and Vaastu compliance. Balconies are positioned to avoid direct line-of-sight between facing units. Sustainability infrastructure — rainwater harvesting, an on-site sewage treatment plant, solar for common areas and EV charging provision — is built into the plan rather than added afterwards.

Zone Breakdown

Every zone, and why it sits where it does

The campus is divided into seven clearly defined functional zones. The layout decisions below are the ones that affect daily living — where noise goes, what your balcony looks at, and how far you walk to anything.

Grand Arrival & Motorised Gate

A double-height arrival forecourt with a security cabin and ANPR-enabled vehicle access control at boom barriers. Entry and exit points are separated, with a dedicated service gate so goods vehicles and waste collection never pass through the residential forecourt.

Residential Tower Cluster

High-rise towers of G+20 to G+24 floors above podium, set apart rather than packed. Towers are arranged to eliminate direct line-of-sight between facing balconies, with north, south, east and west orientations planned around prevailing wind and sun path so homes get cross-ventilation and daylight without overlooking each other.

Signature Clubhouse Core

The central amenity building sits on the landscaped spine, roughly equidistant from the tower cluster so no resident faces an unreasonable walk to any facility. It houses the gymnasium, spa suite, mini-theatre, banquet hall, co-working lounge and a rooftop lounge.

Aquatics & Outdoor Sports

A temperature-controlled lap pool, a leisure pool and a children’s splash zone, alongside floodlit multipurpose courts for tennis, basketball and badminton. Positioned within the central campus so sports noise is buffered away from tower lobbies and ground-floor homes.

The Green Belt

More than 60% of the site, comprising the central park, pet park, jogging track, cycling lane, meditation garden, native tree grove, amphitheatre and rainwater retention zones. The green belt also forms the perimeter buffer between the towers and the road.

Kids’ Precinct

Themed play areas with impact-absorbing safety flooring, interactive equipment, a sand pit and a skating rink. Sited for line-of-sight visibility from ground-floor lobbies and the clubhouse, so children can be supervised without an adult standing over them.

Service & Utility Spine

Segregated service roads for goods vehicles, the sewage treatment plant, rainwater harvesting sumps, the electrical substation, organic waste converter and solar infrastructure — all routed and screened so they stay out of sight and earshot of residential areas.

Construction Technology

Built with Mivan — and why that matters to you

Prestige Battersea uses Mivan aluminium formwork, the same construction system used in international high-rise development. It is worth understanding what this changes, because it is one of the few specification decisions a buyer actually feels every day for decades.

What it is

Instead of casting a frame and then filling it with brick or block masonry, the walls and slab are poured as a single monolithic concrete pour into aluminium moulds. There are no masonry walls in the structure at all.

No masonry, no masonry problems

Cracks at the wall-to-column joint, damp patches and seepage through mortar lines, and the recurring repainting and repair that follow, are largely eliminated. This is the single biggest driver of long-term maintenance cost in conventional construction.

Structural performance

A monolithic pour produces a stiffer, more uniform structure with better seismic behaviour than a frame-and-infill build of the same height. Relevant for towers rising to G+24.

Finish and comfort

Walls come out of the mould smooth enough to skip thick plaster, which means truer surfaces and better usable floor-to-ceiling height. The denser concrete envelope also regulates heat better — noticeably cooler through Bengaluru’s warm months, with lower cooling load.

One honest trade-off: Mivan structures are less tolerant of later structural alteration than masonry builds, so internal walls should be treated as permanent. Plan your layout choice at booking rather than assuming you can move a wall later.
